Failed EICR = insurance void

Most commercial buildings insurance policies require a satisfactory EICR, typically every 5 years, more frequent for higher-risk premises. An expired or unsatisfactory report is one of the first things checked after a claim.

Trading downtime

A tripped main breaker mid-service, a lighting failure in a retail unit, or a distribution-board fault in a workshop can cost thousands a day. Reactive-only maintenance always costs more than planned.

Emergency lighting non-compliance

BS 5266 requires functional emergency lighting with documented monthly and annual testing. Failure exposes you to enforcement action from your fire officer and your insurer.

Untested small appliances

PAT-testing gaps are the single most common finding in workplace inspections. It's cheap to do, expensive to skip.

EICR & fixed-wire testing for commercial premises

We carry out full periodic inspection and testing to BS 7671, issue the report the same week, and price any remedial work off the back of it. Current commercial clients include Malmaison Liverpool, where we handle ongoing maintenance and installation work in a live hotel environment, so out-of-hours phasing and tidy containment aren't optional extras. For multi-unit properties we can phase testing so no single tenant is disrupted for long. Reports include full schedules, observations, and the C1 / C2 / C3 / FI codes your insurer needs to see.

Residential vs commercial, where it differs

Commercial work brings tighter compliance (BS 5266 emergency lighting, workplace regulations, insurer requirements), heavier loads (mechanical services, catering equipment), and a much lower tolerance for downtime. We schedule differently, containment is on show and needs to look tidy, and every job is documented for a compliance file, not just a homeowner drawer.

Planned maintenance & reactive support

We can put commercial clients on a planned inspection cycle, quarterly or annual visits covering emergency lighting testing, thermal-imaging of distribution boards on request, PAT testing, and remedial actions from your last EICR.
